Home Inspection
A home inspection is a visual, non-invasive evaluation of a property’s condition and safety. Illinois-licensed inspectors assess the roof, foundation, structure, electrical, plumbing, and HVAC systems according to state standards. The goal is to identify potential issues and provide homeowners with peace of mind before buying, selling, or maintaining their property. We also offer specialized inspections, including foundation-only, mechanical-only, interior-only, major systems, re-inspections, and outbuilding inspections.
Commercial Inspection
Our team members hold certification through the Commercial Property Inspection Association for commercial property inspections. We are also licensed to conduct commercial radon testing in the state of Illinois.
Radon Testing
Radon testing measures the level of radioactive radon gas inside a home to ensure it is within safe limits. Using state-licensed continuous monitors, we record radon levels over a 48-hour period to determine if mitigation is needed for your family’s health and safety.
Radon Mitigation
Radon mitigation is the process of reducing radon gas levels in a home by venting it safely from beneath the foundation to the outside air. Our licensed team installs systems that meet or exceed EPA standards.
Radon Mitigation System Service & Repair
This service includes inspecting, testing, and maintaining existing radon mitigation systems to ensure they are working properly and safely. We repair or replace faulty fans, piping, and components to restore effective radon reduction, meeting or exceeding EPA standards.
Crawlspace Encapsulation
Seals the crawlspace with a vapor barrier to block moisture, mold, and soil gases, creating a cleaner and more energy-efficient home.
Mold Testing
Detects mold presence and evaluates indoor air quality for a healthier living space.
Termite Inspection
A termite inspection is an examination for signs of wood-destroying insects such as termites, carpenter ants, or beetles. The goal is to catch problems early and protect the home’s structure and value.
Asbestos Sampling
Asbestos sampling involves collecting small samples of building materials to check for asbestos fibers, which can pose serious health risks if disturbed. Our inspectors are not licensed or certified for asbestos testing; we simply collect samples from your requested areas and send them to an accredited laboratory for professional analysis.
Chimney Scan
This service is a 360-degree video inspection that allows you to see inside the chimney flue to check for cracks, blockages, or buildup. You can take the video and shop for the best prices.
Sewer Scope
A sewer scope is a video inspection of a home’s main sewer line using a specialized camera. It helps identify blockages, tree root intrusions, cracks, or pipe damage early—before they lead to costly plumbing repairs.
Thermal Imaging Scan
Our inspectors use advanced infrared cameras to detect temperature differences within walls, ceilings, and floors. This technology helps uncover hidden issues such as moisture intrusion, missing insulation, or electrical hot spots that aren’t visible to the naked eye. (Included free with every full home inspection.)
Water Testing
Water testing analyzes a home’s water supply for contaminants to ensure it is safe and healthy for use. Our testing includes Bacteria, E. coli, Lead, Nitrate, and Nitrite, unless otherwise specified in the service agreement.
Lead Paint Testing
Lead paint testing determines whether painted surfaces in a home contain lead-based paint, which can be hazardous if the paint chips, peels, or creates dust—especially in older homes built before 1978. While we are not licensed or certified for lead paint inspections, we collect samples from specifically requested areas and send them to an accredited laboratory for professional analysis.
